Due Diligence, Assessments, and Analyses
Due diligence investigation and review is one of the first steps a developer should take in the process. Hand in hand with adherence to law and regulation in the early stages, thorough due diligence adds an extra level of protection for the developer, that there shouldn’t be too many, if any, surprises in subsequent processes. Market analysis, when done well, also does this as the developer can get a feel of, and truly understand, the market.
LDEV 664 - Market Analysis
Market analysis is an integral step in the development process. Through several analyses within the overall market analyses, developers can identify highest and best use, what is productive for a site, how to determine what should be on a previously obtained site, how to choose where a previously determined use should go, and whether or not they should enter the market at all.

LDEV 661 - Site Analysis
One of the main projects in LDEV 661 was to create a land plan for a site in Grimes County off Highway 249 (Aggie Expressway). As the course is referred to, site analysis was the first step in this project, which was conducted by following Zimmerman's checklist and doing research on the site. Using material we were given as well as LandID, the appraisal district, historic data, and other information, we completed the checklist to better understand and evaluate the site and its needs.
LDEV 668 - Residential Development
The final project in Residential Development requires students to create a Land Book. For my project, we were evaluating a site in Waller County, directly south of the Sunterra community, for residential development. We completed a market analysis, financial analysis, competitive market analysis, created a land plan, created a development schedule, answered due diligence questions, and reviewed a Purchase and Sale Agreement (PSA).
